Every one of our 24 homes — ten in the Downtown Collection, fourteen in our Family & Group Homes — is available on the exact same listing platforms you already know. The difference is what happens when you book directly with us instead of through them.
The most immediate difference is the total on your booking. Third-party platforms add service fees on top of the nightly rate, sometimes adding up to a meaningful percentage of your total cost. Book direct with BookwithJuan and that markup disappears — you’re paying the actual rate for the actual home, nothing layered on top.
The second difference is who you’re talking to. Book through a platform and you’re usually routed through a support queue that doesn’t know the property, can’t make quick decisions, and is reading from a script. Book direct and you’re in contact with our team directly — the people who actually manage these homes, know the quirks of each one, and can make a real decision if something comes up before or during your stay. We maintain a 100% response rate with replies typically within the hour, across every home we run.
What you’re not giving up by booking direct is any of the trust signals that made you comfortable in the first place. Every review on our homes is the same verified guest feedback you’d see anywhere else — we’re not asking you to take a leap of faith on an unproven property. You get the same homes, the same Superhost-level service, and the same 4.87-star average across 700-plus reviews. You just get it without the platform’s cut added to your bill.
This isn’t a gimmick or a workaround — it’s the actual business model. Juan is a 20-plus year Orlando native who built this because he wanted guests to have a direct relationship with someone who knows the city, rather than a faceless platform sitting in between. Booking direct is simply how that relationship starts.
